15 questions to use during your builder interview

You've seen all the inventory in Charlotte and nothing strikes your fancy. Your "Dream Home" Pinterest board is loaded, you know the area you want to be in, and hey, maybe you've even purchased a lot. Now, you just need to find an experienced builder in town to make your dreams come true. Below are some questions to keep in mind when you're on your search.






15 interview questions to ask your builder. I can talk for days as to why each of these questions are important. In general, if there is any hesitation to any of these questions, move on to another builder. Key thing to remember is trust. You are going to be (for lack of a better term) married to your builder for about two years, so again, TRUST is key.


  1. What does your process look like from beginning to end?

  2. Do you have an architect on staff or are you willing to work with my designer during the design process to ensure we are creating a home that meets our budget?

  3. What means and methods will you use to determine the exact cost of my home?

  4. How are you compensated for your pre-construction services?

  5. Are you comfortable building the style and quality of home that we expect?

  6. Who will supervise the construction of my home and how often will my project be under direct supervision? Who will be on site every day? How many projects are they supervising at once?

  7. May I meet the project manger or project superintendent who will be supervising my project prior to signing the contract?

  8. How will questions and concerns be addressed during construction?

  9. Do you have an interior designer to help select finishes or is that my responsibility?

  10. In the event that there are changes to the design or unforeseen conditions that result in extra cost, what process do you use to communicate these changes to the owner and designer?

  11. How long do you anticipate the construction of this project will take?

  12. How are you compensated for your work?

  13. How do you service your warranty once the construction is complete? Is it an outside company or do you use your own staff for services?

  14. Can you provide a list of references (at least three)?

  15. Do you carry risk insurance or am I expected to?


Building a custom home should be fun! It's possible to truly enjoy the process of designing and building your dream home and, of course, the end result of living in the home that you've have customized for yourself is extremely satisfying.
