If you spend any amount of time scrolling real estate content online, you’ve probably seen graphics showcasing the “average” or “median” home price in different neighborhoods around Charlotte.
And honestly? Some of the numbers can feel a little shocking at first glance.
Here are the current median sales prices across some of Charlotte’s most talked-about neighborhoods according to data pulled directly from Canopy MLS:
Before you immediately decide a neighborhood is either “out of reach” or “a bargain,” it’s important to understand what these numbers actually represent.
As a Charlotte real estate advisor, one of the biggest misconceptions I see is buyers assuming that median pricing tells the whole story of a neighborhood.
It doesn’t.
A median sales price is simply the midpoint of all homes sold during a certain time period. That means there are absolutely homes selling both above and below these numbers in every single one of these neighborhoods.

The neighborhoods above consistently remain some of the most desirable areas in Charlotte for a reason:
People are not just buying a house here. They’re buying a lifestyle.
That’s especially true throughout what I like to call the ECP corridor — Elizabeth, Chantilly, and Plaza Midwood — where you can still enjoy the connectivity of city living without sacrificing neighborhood charm.
Median numbers make for great graphics and conversations online, but they never tell the full story.
I always encourage buyers and sellers to look deeper:
