Hi, I'm Jessica and I'm serious about getting you answers to your new construction questions.

My skillset stems from working in the luxury new construction market. After honing my skills working for a builder, I've decided to use my skillset to educate and bring value to your journey of building or purchasing a new home.

  1. Where do you start? I can start you off with a homebuyer assessment to help determine what fits your needs and wants. 

 

In a perfect world buyers think that they should find a perfect lot then hire an architect to design their dream home then take those architectural plans and pass them off to a few builders to bid out and then hire whoever comes in the least expensive. In real life that order is typically reversed. In my experience the homebuyer general ends up finding a builder first that they’re comfortable with. Then that builder helps them find a lot and hires an architect to design the home. This is because of several different reasons. One being builders are often at an advantage because they’ve spent years with letter campaigns reaching out to potential sellers of land and lots. They were very aggressively trying to find and look up land opportunities before the general public has an opportunity. Second, buyers typically do not have the necessary expertise at their fingertips to evaluate a lot’s potential for a custom build therefore they’re spending more time consulting before getting to the contract phase. Lastly the majority of buyers do not have the keen eye of experience that it takes to look at a lot or potential home that needs to be torn down to become a custom build project. All that said a general custom build client typically ends up buying what builders call a speculative home or working with a builder who already has a lot and a plan in place and just customizing that plan to their liking.

 

2.  Is it hard to build a custom home? Building a custom home should be fun! 

 

Some people truly enjoy the process of designing and building their home and most love living in the home that they have customized for themselves. It does require lots of work. There are hundreds (if not thousands) of steps and decisions to be made along the way — establishing a budget, finding the lot, getting the lot under contract, finding an architect, finding a builder, designing the home, making selections, choosing paint colors, making change orders, etc. That being said, if you educate yourself, assemble the right team and remain realistic with your expectations, building a custom home can be an extremely rewarding experience. That's where I come in-- I can use my years of expertise to navigate the process with you.
